Lentor Signature: What Three Towers and About 553 Homes Mean for Choosing Your Stack and Unit Size
Lentor Signature is the new private condominium planned on the URA Lentor Central site awarded on 6 March 2026 to GuocoLand (Singapore), Intrepid Investments and TID Residential. Floor plans and a unit mix have not been released, but the land-sale record and GuocoLand's 2 July 2026 media release on the site already narrow the decision you will face at launch: which tower, which facing and which unit size.

Three choices to think through before plans are released
- Which view matters to you. GuocoLand describes three kinds of unblocked view: landed housing, Lower Seletar Reservoir and Lower Peirce Reservoir. Decide which you would pay for, and which you would trade away for a lower floor or a smaller unit. "Most units" also means some units do not get those views, so ask which stacks are the exceptions.
- How much height matters. The towers differ by one storey (26 against 27), so the choice between towers is more about facing and position on the site than about height. Within a tower, floor level is the variable to price.
- Which unit size you actually need. GuocoLand describes the development as suited to families with young children and multi-generational households, but the unit mix, bedroom types and sizes are TBA, including whether larger multi-generational layouts are offered. Setting your minimum bedroom count and layout needs now lets you compare quickly when the Lentor Signature floor plans are released, instead of choosing under launch-day pressure.
Why the land price is not a guide to unit prices
URA's tender record shows the land cost: S$657,100,000, or S$13,753.19 per m² of GFA. That is what the developers paid for the land. It does not set selling prices, which also depend on construction, financing and market conditions at launch. The Lentor Signature price and price per square foot stay TBA until the developer publishes a price list.
