Lentor Signature's Green Mark Platinum (Super Low Energy) Target: What It Means for Buyers

Lentor Signature is the new private condominium planned on the URA Lentor Central site awarded on 6 March 2026 to GuocoLand (Singapore), Intrepid Investments and TID Residential. GuocoLand's 2 July 2026 media release on the site says that, when completed, the development will achieve BCA Green Mark Platinum (Super Low Energy), together with Maintainability, Whole Life Carbon, and Health and Wellbeing badges. The same release reports a S$634.7 million green club facility from OCBC and ICBC Singapore Branch for the development. Until BCA certifies the building, the rating is the developer's stated aim rather than an award.

What Super Low Energy means in BCA's scheme

Green Mark 2021 is the Building and Construction Authority's green building certification scheme. It took effect on 1 November 2021, and BCA says all projects have been assessed under its second edition since 1 June 2024. In BCA's energy-efficiency technical guide, the top tiers are defined by energy savings against the 2005 building code: more than 50% for GoldPLUS, at least 55% for Platinum, and at least 60% for Super Low Energy (SLE).

For residential buildings, the guide sets fixed design metrics rather than a single bills target. Three of them are useful to a buyer:

The guide also has an on-site renewables criterion for residential buildings targeting SLE, set at 30% replacement of the electricity used by shared facilities such as the clubhouse, function room, pool pumps, gym, MCST office and guard house.

What the label can and cannot tell you

  • It is a design standard for the building. It describes the façade, ventilation and systems of the development. It does not promise a figure for your own electricity bill, which depends on your unit's facing, your air-conditioning use and your household. No project-specific energy savings figure has been published.
  • Cross ventilation is measured across the development. The 60% threshold applies to living rooms and bedrooms across the whole development, so individual units can differ. That makes it something to check unit by unit.
  • Shared-facility renewables do not set maintenance fees. The renewables criterion concerns common facilities. Whether that changes maintenance fees is unknown; fees are TBA.
  • Resale value is not established. A BCA certificate is a fact a future buyer can verify, but we have no evidence that it adds a price premium for this project. Don't pay extra for it on that assumption.

How to use this at the showflat

  1. Ask whether the Green Mark rating has been awarded at design stage or is still targeted.
  2. On the floor plans, look for openings on opposite or adjacent walls in the living room and bedrooms. That is the cross-ventilation test BCA describes, and it shows which layouts BCA would count as cross-ventilated.
  3. Ask for the air-conditioning and appliance specifications for the unit type you are considering, since the guide also covers air-conditioning efficiency and dwelling equipment.
